While either approach usually will produce a clear title, the second approach maximizes the flexibility of the enforcing creditor and the purchaser to reach an alternative arrangement in the event that the purchaser cannot finance the entire cost of the secured asset and is willing to purchase it for a discounted price because it is subject to a higher ranking security right.
